Description

Charleston, SC – The Chief Engineer is to direct and manage the daily operations of the Engineering & Maintenance department including staff and facilities management. This is a multi-property position for The Spectator Hotel and French Quarter Inn, two sister luxury boutique hotels.

CORE WORK ACTIVITIES:

  • Coordinate and direct all engineering related projects for the property, taking a proactive approach to maintaining the two properties
  • Manage the daily operations of all engineering and maintenance functions for the property including but not limited to: the maintenance of all physical facilities as well as conduct routine inspections to identify potential needs
  • Manages the physical plant including but not limited to: equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems, laundry equipment
  • Direct the activities and manage the performance of the engineering and maintenance team
  • Partner with Hotel Manager and other hotel level or corporate level managers to develop and implement engineering and maintenance policies, procedures, and practices for the property
  • Ensure regulatory compliance within the engineering and maintenance function, ensuring that all policies and practices follow required regulatory standards
  • Manage conservation issues such as air emissions consolidation, permitting, and tracking for the property
  • Conduct ongoing room preventative maintenance program
  • Champion and coordinator for property management maintenance system, Quore
  • Resolve maintenance problems, complaints, and work orders to prioritize and schedule work
  • Must have carpentry and painting skills (drywall and carpet repair work experience is a plus)
  • Ensure department expenditures meet budget requirements through various cost control techniques and through use of approved vendors
  • Solicit bids from contractors and evaluate their proposals with hotel management
    • Once contractor is selected and employed, ensure work is completed to specifications
  • Coordinate with local health, safety, fire, and building inspectors to ensure compliance with applicable codes and regulations
  • Maintain the building exterior if not serviced by a contractor (e.g. lawn care, painting)
  • Develops a long-term plan for preventative maintenance and asset protection and overseeing execution of plan
  • Develops project plans in accordance with capital expenditures (CapEx), renovation, new construction needs
  • Conducts guest room and common area inspection from a maintenance perspective to ensure guest satisfaction
  • Inspects and evaluates the physical condition of facilities in order to determine the type of work required
  • Assists in arrangements for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment
  • Selects, orders, and purchases new equipment, supplies, and furnishings
  • Responsible for parts and equipment inventory within Maintenance department
  • Implement energy management and cost saving initiatives
  • Ensures fire crew has complete understanding of all procedures, equipment, building layouts, and alarms
  • Helps train departmental employees in safety and maintenance protocols and procedures
  • Assists in training other department employees in fire protection, safety and evacuation procedures
  • Provides feedback to employees based on observation of service behaviors
  • Develop department employee attitude of attentiveness and anticipation of guest and associate needs
  • Comply with all hotel policies and procedures
  • Driven by improving guest satisfaction from a maintenance perspective
  • Shares plans for achieving this success with property leadership, ensuring corrective action is taken when necessary
  • Displays leadership in guest hospitality, exemplifying excellent customer service and creating a positive atmosphere for guest relations
    • This includes but is not limited to: using guest names, using appropriate knock/entry protocol, using verbiage appropriate of a luxury hotel
  • Establish department communication and information systems through all forms of communications, including logs, department meetings

  • Hold staff members accountable for their actions and quality of maintenance work in a fair, logical, and fact-based way
    • Coordinates with direct supervisor if any disciplinary action is needed for subordinate employees

  • Checks and responds to work emails in a timely manner (within 24-48 hours)
  • Conducts training for housekeeping team in an effort to better inform housekeeping of maintenance challenges
    • HSKP team needs to know what to look for when inspecting a room from a maintenance perspective
  • Communicates with Guest Services and Housekeeping teams to scheduled out of order rooms to do preventative maintenance and other projects, balancing the business needs of the hotel
  • Performs maintenance operational activities

Experience required:

  • Minimum of 3-5 years progressive, well-rounded maintenance and engineering management experience
  • Must have demonstrated the ability to manage project execution and follow-up, balance multiple priorities, work under time constraints, and approach work proactively
  • Must have three to five years HVAC and plumbing systems experience in a hospitality related environment
  • Knowledge of electrical, mechanical, plumbing, refrigeration, life safety operating systems, preventative maintenance programs, and OSHA regulations. Certifications a plus
  • High school diploma or GED; 3 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing
